[1] Some groups mein charge heavy registration charges this can be decrease Return of Investment for a small investor.

[2] Emotion may get involved in group because of involvement of different personalities and thoughts and emotion is not good for any business or Investment.

[3] Liquidity is zero in this you might not be able to use your money for 3 to 4 years(accordingly) so we should never invest emergency or medical fund in this.

Groups and Unity have many advantages while investment like good decision because there are multiple minds envolved You can work on big project which can make a difference in vast area end a real estate monopoly in any specific area if you are in big group with wealthy investors are is gem of real estate investment we should always analysis by self before investing in any financial instrument.
